This level of communication allows us to execute our plan with precision while allowing the flexibility to make changes you may require, once the project begins, seamlessly and accounted for in our planning process.

We accomplish this by having a step-by-step plan of action, represented in the following stages:

Project Evaluation stage - This step asks the question, do you have a proper design that is ready to go. In other words, is your design engineered and qualified to apply for the required permits? If yes, we simply proceed to the preconstruction step; if not, we can help you with that by either executing that piece of the project for you or recommend the most appropriate architect for your specific needs.

Construction evaluation stage – After it has been established that your new design is well conceived and ready to go, we will start an initial planning process which will allow us to give you a solid understanding of the cost of construction, timelines, options and other important elements that you will need to know to make the best possible decision when starting the building of your new home or renovation.

Contract stage - First, we will examine together what we discovered in the previous steps. This is covered in as much detail as required for you to feel comfortable with how the project is planned now and how it will move forward and progress through to completion. At that time, a working contract will be established so we can execute the various stages leading to the completion of your project.

Pre-construction stage - The better things are planned upfront, the more effective and effortless the project moves forward through to completion. After the contract stage, we are able to implement a detailed plan prior to building that outlines and coordinates all of the requirements, steps, materials and labour in a detailed plan of action. We become your project manager, contract administrator, superintendent and field engineer on your construction project, all wrapped up in one point of contact for you.

Construction stage - Here is where we execute the pre-construction plan keeping an open line of communication with you. This level of communication, assures everything is coordinated with what you are thinking and so there will be no details missed or items forgotten as we progressed through to the completion of the project.

Completion stage –The close communication we maintained during the construction stage of the project has made it a smooth process to do a comprehensive walk-through and inspection of our completed work.  If however there are any concerns or discrepancy, they will be dealt with promptly and efficiently at this time.

Cost-plus vs. Fixed Fee builders

When a cost-plus builder enters into a building contract, you get all of the work, labor, and materials at the cost of construction plus a fee for managing all of the aspects of the building project.

The advantages of this type of the contract is the builder gets to leverage all of their expertise and efforts to your benefit and build you a house at the actual cost of construction, without marking up materials, labor or other aspects of the build for profit and simply rely on a fee for their profits.

A builder with substantial experience can manage this building process efficiently passing along savings to the owner while maintaining great flexibility for changes as required during the build.

Fixed fee builders must account for unforeseen built-in risk such as material costs going up in costs etc. and therefore must mark up or inflate the price to mitigate that risk.
